AN ORDINANCE TO THE TOWN OF WESTLAKE, AMENDING ORDINANCE NO. 49,
COMPREHENSIVE ZONING ORDINANCE OF 1972 BY AMENDING PORTIONS THERE-
OF; AND DECLARING AN EFFECTIVE DATE.
THE COUNCIL OF THE TOWN OF WESTLAKE, TEXAS, HEREBY ORDAINS:
PART I.
That Ordinance No. 49, Article I, Section 3 "Definitions"
is amended as follows:
"Section 3. Definitions.
"Signs shall mean outdoor advertising of a business located
on the premises, and shall include outdoor advertising billboards.
Signs larger than two by three feet located on the premises shall
require a permit and the permission of the Town Council for out-
door advertising and billboards."
PART II.
That Ordinance No. 49, Article I, Section 4 "General Pro-
visions" is amended by adding a new provision for Septic Tanks
as follows:
"Section 4. General Provisions.
All septic tanks systems and lines shall conform to the cur-
rent FHA regulations. No septic tanks or lines shall be installed
where sewage lines are available within two hundred feet of a
dwelling on the property."

That Ordinance No. 49, Article IV, Section 2 "Building Regu-
lations is amended as follows:
"Section 2. Building Regulations.
A. Minimum Size - The minimum area of the main residential
building shall be two thousand square feet, exclusive of garages,
breezeways and servant quarters.
B. Lot Size - The minimum area of the lot shall be twelve
thousand square feet where sewer lines are available. Where sew-
age connections are not available, the minimum area of the lot
shall be two acres or eighty seven thousand three hundred and
sixty-two square feet."
PART IV.
That Ordinance No. 49, Article IV, Section 3 "Building
Regulations" shall be amended as follows:
"Section 3. Setback Requirements.
A. Front Yard
(1) There shall be a front yard having a dept of
not less than fifty feet from the front boun-
dary of the lot.
B. Side Yard
(1.) There shall be a side yard on each side of the
lot having a width of not less than ten feet
or ten percent of the width of the lot at the
building line. "
PART V.
That this ordinance shall be in full force and effect
immediately after its passage and approval..
