AN ORDINANCE ANNEXING TRACTS OF LAND CONTIGUOUS AND
ADJACENT TO THE TOWN OF WESTLAKE, TEXAS; BEING A PORTION OF
THE LOTS, TRACTS, OR PARCELS OF LAND OUT OF THE G.B.
HENDRICKS SURVEY, ABSTRACT NO. 680 IN TARRANT COUNTY, TEXAS;
CLASSIFYING THE SAME AS R-200 SINGLE FAMILY RESIDENTIAL;
OUTLINING A MUNICIPAL SERVICE PLAN; AND DECLARING AN
EFFECTIVE DATE.
WIEREAS, the request for annexation of two tracts of land was presented to the
Board of Aldermen of the Town of Westlake, Texas, on the petition of Alvin Donald
Medford; and
WHEREAS, the Town of Westlake may annex a portion of the two tracts of land
pursuant to the provisions of Section 43.028 of the Local Government Code; and
WHEREAS, the Board of Aldermen of the Town of Westlake heard the petition
for annexation and the arguments for and against at its regularly scheduled meeting on the
8th day of August, 1994, which date was after the 5th day but before the 30th day after
the petition was filed with the Town; NOW, THEREFORE,
BE IT ORDAINED BY THE BOARD OF ALDERMEN OF WESTLAKE, TEXAS:
SECTION 1. That two (2) tracts of land out of the G.B. Hendricks Survey,
Abstract No. 680 in Tarrant County, Texas as more fully described on Exhibits 1 and 2
attached hereto and incorporated herein are hereby annexed to the Town of Westlake,
Texas, and the same are made a part of said Town and the land and any present or future
inhabitants shall be entitled to all the rights and privileges of other citizens of said Town
and shall be bound by the acts and ordinances of said Town now in effect or which may
hereinafter be enacted.
These tracts of land are presently under common ownership, said being owned by
Alvin Donald Medford. It is the intent of both the Town and the petitioner, Alvin Donald
Medford, to annex the property as separate tracts, but in a manner so that each tract is
contiguous to the Town at time of annexation.
SECTION 2. The tracts of land described on Exhibits 1 and 2 are hereby classified
and zoned as R-200 Single Family Residential Use property and shall appear on the official
zoning map of the Town of Westlake, Texas as such, which map shall be amended
accordingly. It is expressly understood by the Town and the petitioner that the tracts
described on Exhibits 1 and 2 may be used as they are presently being used, even if such
use or uses are non -conforming to the R-200 Zoning District, so long as Alvin Donald
Medford or his wife owns the property.

SECTION 3. The tracts of land being annexed pursuant to this ordinance are
subject to the following municipal service plan:
a. Police patrolling and emergency ambulance service will be provided at a level
substantially equivalent to the level of services provided other areas of the Town by the
Town of Trophy Club, and fire protection will be provided at a level substantially
equivalent to the level of services provided other areas of the Town by Trophy Club MUD
#1.

b. Water will be furnished from property owner's private well(s) or by the City of
c. Sewage disposal will be provided by the property owner's septic tanks.
d. Public roads and streets will be maintained on the same basis as other roads and
streets in the Town.
e. No capital improvements are necessary to provide the same level of municipal
services to the annexed tracts.
SECTION 4. This ordinance becomes effective upon its passage.

EXHIBIT 1
Two tracts of land out of the G.B. Hendricks Survey, Abstract No. 680, in Tarrant
County, Texas and being described in two tracts by metes and bounds as follows:
TRACT NO. 1:
A tract of land out of the G.B. Hendricks Survey, Abstract No. 680, in
Tarrant County, Texas, being out of a twenty acre tract of land conveyed by James
Medford to J.A. Medford by deed dated March 15th, 1932, recorded in Volume
1262, page 378, Deed Records of Tarrant County, Texas, and out of the North
one-half of that certain eighteen acre tract identified as Tract #9, above mentioned,
and being more particularly described by metes and bounds, as follows.
COMMENCING at the Southwest corner of the said G.B. HENDRICKS
SURVEY,-
THENCE
URVEY;
THENCE in a northerly direction along the West line of said Survey, a distance
of 1979.2 feet to the Southwest corner of said J.A. Medford Tract;
THENCE east 1319.4 feet to the Southeast corner of said Medford Tract;
THENCE North 659.7 feet to the Northeast corner of said J. A. Medford Tract, a
point in the South right -of --way line of Dove Road;
THENCE West along the South right-of-way of Dove Road, 380.6 feet to a point,
the POINT OF BEGINNING OF THE TRACT herein described:
THENCE South 834.84 feet to a point;
THENCE West 208.71 feet;
THENCE North 834.84 feet to a point in the South right-of-way of Dove Road;
THENCE East along the South right-of-way of Dove Road, 208.71 feet to the
POINT OF BEGINNING; and containing approximately four (4) acres of land.
TRACT NO. 2.
All that certain lot, tract or parcel of land out of the G.B. Hendricks Survey,
Abstract No. 680, Tarrant County, Texas and described by metes and bounds
as follows:
BEGINNING at an iron pin 2639.80 feet North from the Southwest corner of said
G.B. Hendricks Survey, said POINT OF BEGINNING being in the South line of

Dove Road;
THENCE East along the South line of Dove Road 308.70 feet to an iron pin, said
pin being located in the Northwest corner of a tract of property conveyed by J. A.
Medford and wife, Madaline Medford, to the Keller Rural Water Supply
Corporation by Warranty Deed dated April 18, 1974, and recorded in Volume
5634, page 616 of the Deed Records of Tarrant County, Texas and containing
0.344 acres of land;
THENCE South 150 feet to an iron pin;
THENCE East 100 feet to an iron pin;
THENCE North 150 feet to an iron pin, such pin being set in the Northeast corner
of the Keller Rural Water Supply Corporation 0.344 acre tract and also being in
the South line of Dove Road;
THENCE East along the South line of Dove Road a distance of 321.39 feet to an
iron pin, said pin being located in the Northwest corner of a tract of property
conveyed by J. A. Medford and wife, Madaline Medford, to Alvin Donald Medford
by Warranty Deed dated September 1, 1976, and recorded in Volume 6188, Page
773, Deed Records, Tarrant County, Texas, and containing 4.0 acres of land;
THENCE South 834.84 feet to a point;
THENCE East 208.71 feet to a point;
THENCE North 834.84 feet to a point which is the Northeast corner of the Alvin
Donald Medford 4.0 acre tract and also being in the South line of Dove Road;
THENCE East along the South right-of-way line of Dove Road a distance of
380.60 feet to a point at the Southwest intersection of Dove Road and Pearson
Lane;
THENCE South along the West right-of-way line of Pearson Lane a distance of
957,25 feet to a pin set in the Northeast corner of that tract of property conveyed
by Alvin Donald Medford and wife, Wanda Medford, to Joseph D. Peters and
wife, Antonia M. Peters, and Ricky Phillips and wife, Laura Anne Phillips, by
Warranty Deed dated December 27, 1978, and recorded in Volume 6651, Page
579 of the Deed Records of Tarrant County, Texas, and containing 9.0 acres of
land;

contiguous therewith a distance of 1319.40 feet to a point, such point being
the Northwest corner of the Peters -Phillips 9.0 acre tract;
THENCE North a distance of 957.25 feet to a point in the South line of Dove
]road and the PLACE OF BEGINNING and containing 24.32 acres of land, more
or less.
