RESOLUTION NO. 20-02
A RESOLUTION OF THE TOWN COUNCIL OF THE TOWN OF WESTLAKE, TEXAS
APPROVING THE ABANDONMENT OF A 25 FOOT ACCESS EASEMENT LOCATED
IN VAQUERO RESIDENTIAL ADDITION PHASE 2C BLOCK B LOT 8, ALSO
KNOWN AS 2256 KING FISHER DRIVE.
WHEREAS,an access and utility easement exist on the property known as Vaquero Phase
2C Block B Lot 8; and,
WHEREAS, the owner Vaquero Residential Addition Phase 2C Block B Lot 8 has
requested to abandon the access portion of said easement; and,
WHEREAS, the utility easement located on Vaquero Residential Addition Phase 2C
Block B Lot 8 will remain in place; and,
WHEREAS, the Town of Westlake has ownership of the access easement; and,
WHEREAS, the Town of Westlake no longer uses the access easement; and,
WHEREAS, the Town Council finds that the passage of this Resolution is in the best
interest of the citizens of Westlake.
NOW, THEREFORE, BE IT RESOLVED BY THE TOWN COUNCIL OF THE TOWN
OF WESTLAKE, TEXAS:
SECTION 1: That, all matters stated in the Recitals hereinabove are found to be true and
correct and are incorporated herein by reference as if copied in their entirety.
SECTION 2: That the Town of Westlake Town Council of Westlake, Texas, does hereby
approve the abandonment of an access easement located on Vaquero Residential Addition Phase
2C Block B Lot as found in the attached document as Exhibit "A".
SECTION 3: If any portion of this Resolution shall, for any reason, be declared invalid
by any court of competent jurisdiction, such invalidity shall not affect the remaining provisions
hereof and the Council hereby determines that it would have adopted this Resolution without the
invalid provision.
SECTION 4: That this resolution shall become effective from and after its date of
passage.

Being a 4,353 square foot tract of land situated in the Memucan Hunt Survey, Abstract No. 756, Tarrant County, Texas, and
being part of Lot 8, Block B, Vaquero Phase 2C Residential Addition, an addition to the Town of Westlake, Tarrant County,
Texas, according to the Plat thereof recorded in Cabinet A, Slide 7875, Plat Records, Tarrant County, Texas (P.R.T.C.T.), being
more particularly described by metes and bounds as follows (Bearings and distances for this survey are based on the State Plane
Coordinate System, Texas North Central Zone (4202) North American Datum of 1983 (NAD 83)(US Foot) with a combined
scale factor of 1.00012);
BEGINNING at a 1/2-inch rebar with a cap stamped “Terracorp” found for the Easternmost Southeast corner of said Lot 8,
same being the Southwest corner of Lot 7 of said Vaquero addition, and lying on the North line of a variable width private road,
drainage, and access easement, also known as King Fisher Drive, and the beginning of a curve to the left having a central angle
of 32 Degrees 59 Minutes 04 Seconds, a radius of 50.00 feet, and a chord bearing and distance of South 60 Degrees 49 Minutes
50 Seconds West, 28.39 feet;
THENCE, with said curve to the left, with the North line of said King Fisher Drive, an arc length of 28.78 feet to a point for
the Southwest corner of the herein described tract;
THENCE North 00 Degrees 53 Minutes 20 Seconds West, departing the North line of said King Fisher Drive, over, across, and
through the interior of said Lot 8, a distance of 178.52 feet to a point for the Northwest corner of the herein described tract, and
the beginning of a non-tangent curve to the left having a central angle of 01 Degrees 26 Minutes 14 Seconds, a radius of 865.75
feet, and a chord bearing and distance of North 69 Degrees 52 Minutes 11 Seconds East, 21.72 feet;
THENCE, with said non-tangent curve to the left, continuing through the interior of said Lot 8, an arc length of 21.72 feet to a
point for the Northernmost Northeast corner of the herein described tract, and lying on the South line of Private Open Space
No.1, of said Vaquero addition;
THENCE South 53 Degrees 24 Minutes 15 Seconds East, with the South line of said Private Open Space, a distance of 5.67
feet to a point for the Easternmost Northeast corner of the herein described tract, same being the Westernmost Northwest corner
of said Lot 7;
THENCE South 00 Degrees 53 Minutes 20 Seconds East, with the West line of said Lot 7, same being the East line of said Lot
8, a distance of 168.78 feet to the POINT OF BEGINNING and containing 4,353 square feet or 0.100 acres of land, more or
less.
