Amending the uses shown on the
Land Use Map applicable to the
areas designated as
PD1-2 and PD1-3
Why have a Land Use Map
•The Land Use Map is intended to be used as a guide to give predictability of future development.
•The creation and amendment of the Land Use Map provides the Town the opportunity to look at development from a town-wide perspective.
•The Town can use the fact that a zoning request does not comport to the Land Use Plan to support their decision to deny a zoning request.
Why amend the Land Use Map
•The future Land Uses were assigned to properties
based on planning philosophies and trends
existing at the time and may not reflect current
philosophies or trends.
•Development opportunities may be proposed
that involve Land Uses that had not been
considered previously but may be conceptually
viable alternatives to the Land Uses assigned.
Things to consider when amending the
Land Use Map
•The Land Use Map should only be amended
after considering the compatibility of
neighboring Land Uses and potential impacts
on the Thoroughfare and Open Space plans.
•The Comprehensive Plan and the included
Land Use Map are intended to be amended to
react to development opportunities and
reflect changes in development philosophies.
What amending the Land Use Map
does not do
•It does not change the Zoning or Permitted
Uses for any property.
•It does not commit the Town to approve
specific Zoning changes in the future.
