What will adding Residential and
Entertainment uses to this
district change?
What does the Town get:
1.An architecturally unique, pedestrian friendly
development with a major water feature,
chapels, bell towers, and other amenities.
2.A Square. An open area with shops, cafés, and
other business venues. A location that has the
potential to create a place within Westlake
where neighbors meet or gather, bringing the
town together and strengthening the sense of
community.
3.Development that is compatible with and
supportive of the Solana Office complex.
What does the Town get:
4.Restaurants and other entertainment oriented
development.
5.$1,500,000 to $3,200,000 to the Westlake
Academy.
6.Land for a future Town Hall and Fire Station.
7.Improvements to Solana Blvd.
8.FM 1938 Streetscape installation and perpetual
maintenance.
What does the Town get:
9.The Town gains significant control over
Architectural design and layout of the district
under the new ordinance.
10.Connectivity of the trail system in Solana to
Davis Blvd. trails.
11.Installation and maintenance of all publicly
accessible roadways, Open Space, and trails
within the development is provided by the
developer.
What does the Town give up:
1.Allowing more residential dwellings does
diminish the exclusivity factor of Westlake.
a)Similar to what happened when Stagecoach
was annexed in, and when Glenwyck Farms,
Vaquero, Terra Bella, and Granada where
approved. (More homes = less exclusivity)
2.Allowing more residential dwellings may impact
enrollment at Westlake Academy.
a)Meaning a greater percentage of students
may be Westlake residents. (30% currently)
