•Why create Planning Areas within the PD1 district
–The property is now owned by multiple parties. This
was never contemplated when the regulations were
written.
–Current regulations result in the possibility of
development activity in one portion of the district
impacting areas owned by others.
–Amending uses or regulations can be limited to
specific Planning Areas giving the Town the most
control possible.
PD1 Zoning District
•How does creating Planning Areas impact
existing Permitted Uses and regulations.
–No changes in Permitted Uses.
–No changes in development regulations.
–Everything remains the same until amended by
Town Council through the complete Zoning
Change process.
•Public hearings by P&Z and Town Council
•Publication of notice of meeting in newspaper and
notices to property owners within 200 feet.
