HomeMy WebLinkAboutPD 1 amendment presentationPD1 Zoning District •Why create Planning Areas within the PD1 district –The property is now owned by multiple parties. This was never contemplated when the regulations were written. –Current regulations result in the possibility of development activity in one portion of the district impacting areas owned by others. –Amending uses or regulations can be limited to specific Planning Areas giving the Town the most control possible. PD1 Zoning District •How does creating Planning Areas impact existing Permitted Uses and regulations. –No changes in Permitted Uses. –No changes in development regulations. –Everything remains the same until amended by Town Council through the complete Zoning Change process. •Public hearings by P&Z and Town Council •Publication of notice of meeting in newspaper and notices to property owners within 200 feet. PD1 PD1-2 PD 1-2 PD-1 Amendment Two exceptions are being proposed that will allow property within the PD-1 zoning district, that has an existing building, to be platted into a lot smaller than five acres and to allow setback exceptions that allow property lines to be less than 100 feet from the buildings. PD-1 amendment A. The minimum required lot area shall be five (5), with the exception of Lot 1R2 of Block 2 of Westlake/Southlake Park Addition No. 1. which shall measure 1.722 Acres (before right-of-way dedication). Exception: Property containing existing buildings may be re-platted into lots of less than five acres. PD-1 amendment C. The minimum size of any front, side or rear yard for principal and accessory use buildings, with the exception of Lot 1R2 of Block 2 of Westlake/Southlake Park Addition No. 1. shall be: Setbacks unchanged Exception: Property containing existing buildings may be re -platted into lots with less than 100 feet of setbacks. Action on this Request to Date •Recommended for Approval by the P&Z on 12-10-12 •Tabled by Town Council on 12-10-12 with public hearing continued to Jan. 7, 2013
