Your reasons included: • That Fidelity has been a good neighbor - ® they go home at night, their children don't crowd Westlake Academy, we don't have to have further burden the fire and police, etc. etc. • Tax Revenues for Town better for a campus type commercial development than more homes • Impractical that anything other than some type of campus facility such as Fidelity would be interested in this particular tract. • Fears adverse impact on Westlake Academy • Strong belief that smaller Toll Brothers' homes would depreciate the value of the other"custom"homes in Westlake • Green Space Concerns The most common concern was 89 new homes on a very small number of acres ---- increasing the number of Westlake residences by almost one-third. Alternatively, if Property Rezoned to Residential, Ordinance should be: ✓ Maintain Property Values residences should be limited to 75 residences on the 84 acre tract, arguing this would keep the value of the homes greater than $1,000,000—or at least kept them at $1,000,000 Developer should still be held to the same landscape and design standards as originally proposed—including the stone wall, fountains, home designs, landscape outside the walls, etc. Developer should still be required to pay $800,000 to Westlake Academy as originally proposed.
