MINUTES OF THE MEETING OF
THE BOARD OF DIRECTORS OF THE
TEXAS STUDENT HOUSING CORPORATION — DENTON PROJECT
December 7, 2017

PRESENT: Board members Scott Bradley, Mark Harrow, Randy Quick, Paula
Petersen, James Krekow, Katie Kolkmeier and Executive Director Tracy
Harrow. Not in attendance: Trish Howard
1. CALL TO ORDER.
President Bradley called the meeting to order at 7:28 pm.
2. REVIEW AND APPROVE MINUTES FOR THE MEETING HELD NOVEMBER 9,
2017.
DISCUSSION: Director Quick made a motion to approve the minutes of the
November 9, 2017 meeting. Director Harrow seconded the motion. The
motion carried unanimously.
3. DISCUSS AND TAKE ACTION ON ANY OPERATIONAL ISSUES FOR THE RIDGE.
DISCUSSION: Jason Ford and Kyle Nail from Asset Campus Housing were present to
update the Board on recent operational issues for The Ridge, including
the incident that occurred at The Ridge recently that resulted in
physical damage to the property. The Board requested that security
rounds be implemented at the property to monitor activity at the
property twenty-four hours a day. President Bradley made a motion to
recommend that Asset Campus Housing acquire proposals for security
presence at the property so that the Board can review and consider the
proposals at a future meeting. Director Quick seconded this motion.
The motion passed unanimously.

The Board then requested that on-site staff at The Ridge immediately
begin implementing rounds of the property throughout the evening and
early morning hours until a security company is contracted.
Jason Ford and Kyle Nail then provided an update on the exterior
painting of buildings at The Ridge. The Board provided feedback on
paint color selection. No action taken.
4. ADJOURNMENT
President Bradley adjourned the meeting at 8:01 pm.
