•Allows for concrete manufacturing on-site
•Reduces traffic in the area
•Increases rate of construction
•Not part of Schwab Way construction

Staff Recommendation
The Planning and Zoning Commission recommended approval of this item
subject to the following conditions:
•TCEQ Requirements:The batch plant must comply with all TCEQ and EPA regulations for
batch plants (air/dust quality) and the applicant must acknowledge compliance.
•Hours of Operation and Noise:Noise must not exceed the decibel limits at the property line
established by Town Ordinances. Hours of work not regulated.
•Removal of Batch Plant: The batch plant must be removed prior to issuance of a CO for any
one building of the Phase 1 campus.
•Use: No concrete shall be used for projects other than for the Charles Schwab Corporate
Campus Phase 1 without specific approval from the town.

Staff Recommendation
•This Final Plat comports with the preliminary plat
•All requirements have been fulfilled by the developer as set forth in the preliminary plat, economic development agreement, development agreement, and code of ordinances including zoning requirements
•$5k per lot will be funded at approval by Town Council per the economic development agreement
Planning and Zoning Commission recommended approval of this item on the condition that:
•Engineering comments are satisfied as outlined in the resolution:
•Sealed by surveyor or engineer
•Town boundary shown and labeled
•Names of property owners adjacent within 100 feet
•Clarify width of drainage easements
