Building Height 84 feet / 6 stories / <735ft MSL 90 feet / 6 stories / <735 ft MSL Building Size 94,000+ s.f.5,000 s.f.minimum Setbacks Buildings are within setback lines 50 ft front 20 ft rear 25 ft side Item 4: Comprehensive Plan Requirements •Ordinance 747 establishes Comprehensive Plan •Land Use Plan –The site plan submitted conforms with the requirements as a Regional Commercial District and View Shade Zone. •Parks, Open Space, and Trail Plan –The site plan establishes a mini/urban park area. Open space and trails are established throughout the site as well. •Economic Development Plan –The site plan furthers a primary outcome and objectives expressed in the economic development plan. Item 4: Additional Requirements •Parking and Traffic –Proposed parking provides for 2,632 spaces. The parking garage and underground deliveries help reduce interior traffic in the Project Blizzard vicinity. •Landscaping –Highlights pedestrian walkways, lawn areas, outdoor seating areas, activity areas, and tree plantings. •Signs –Monument and entryway sign locations and standards were included in Ordinance 770 •Emergency Access –Provided by a combination of concrete and grass pave fire lanes Item 4: Staff Recommendation •Staff recommends approval of this item subject to the conditions outlined in the corresponding staff report Item 5: Charles Schwab Preliminary Site Evaluation Item 5: Summary •Submitted prior to Final Plat •A technical planning document for a development or phase of the development •Both phases shown as a single lot •Utility layouts and easements not shown for Phase 2 •The Preliminary Site Evaluation depicts the following: •Proposed buildings and building setbacks •Lot and block boundaries •Site phasing and property lines •Proposed and existing utility easements •Proposed and existing roadways •Hike and Bike Trail Easements •Temporary Construction Easements •Proposed and existing Zoning •Proposed Land Use •Limits of floodplains •Tree survey •Land elevations Item 5: Staff Recommendation •Staff recommends approval of this item
