Item 8 Requested Zoning Proposed Use is residential only ◦Kennel structures have been removed ◦The applicant has requested R-5 zoning All surrounding properties are zoned R-5 2015 Comp Plan supports R-5 zoning ◦Desired land use for this area ◦Helps mitigate home value encroachment Item 8 CVS Pharmacy * Specific Use PermitItem 9 Purpose of the Specific Use Permit Identifies uses which might be appropriate within a zoning district, but due to the locational, functional or operational nature of the use could also have a potentially negative impact upon surrounding properties The SUP process allows the Town to restrict or condition certain uses so as to prevent any potential problems Item 9 Amending Ordinance 691Item 10 PD 1-1 History Ordinance 202 (1992) ◦Created PD 1 Ordinance 588 (2008) ◦Amended PD1 to adjust boundaries Ordinance 691 (2013) ◦Amended PD1 to create three Planning Areas: PD1-1(Solana), PD 1-2 (Entrada ), and PD 1-3 (Granada). Item 10 The Typographical Error The final text of Ordinance 691, Part II, Section 4 contained a typographical error that deleted a key building setback intended to keep commercial structures set back from residential uses Intended text relative to yards adjacent to residential property: 3. Five hundred (500) feet from any residentially zoned area except for the areas described in exhibits "A -1"and "A -2” (Granada & Entrada) Proposed Zoning Amendment Restore the 500 foot building setback – northern boundary of residential areas (Glenwyck Farms, Terra Bella) Retain the 500 foot building setback for the area of PD 1-1 adjacent to Granada Remove the 500 foot building setback for the area of PD 1-1 adjacent to Entrada Item 10 Yards, Setbacks, and Building Lines Applicability to principal and accessory use buildings Not an open space or landscape buffer May allow other uses Item 10 500 ft. Building Setback from Residential Lots: Green -Granada / Yellow -Glenwyck Item 10 Buildable Area within 62.5 Acre Tract in PD 1-1 (Approximately 16 Acres)Item 10 Undeveloped Solana Tracts: 111.9 Acres Total; 11.19 Acres Allowed Footprint Item 10 PD 1-1 Amendments -Net Effects: The PD 1-1 Planning Area regulations become clearer and more predictable for current and future property owners. Residents maintain setback protection The PD 1-1 property owners still have a property that can be developed to the full extent allowed by the existing zoning. No change to allowable uses in PD 1-1 Item 10
