Vaquero has 81 % of lots less than one acre .
Granada has 98 % of lots less than one acre
Glenwyck Farms has 80% of lots less than one acre
Terra Bella has 75% of their lots less than one acre
• Straight R1 zoning allows 8 lots to be configured in this space (2 less lots)
Carlyle Court as proposed would have 10 lots
20% of land is being donated to the town for parks
Carlyle Court - R1 vs PD zoning
• Calais presented proposal for PD zoning on January 5th for Carlyle Court
• Calais received a written letter of support from the Glenwyck HOA
• Opposition to the project came at the meeting from 4 citizens
• P & Z voted against approving the zoning change - preferring a R1 plan
• Calais has developed 3 concepts to maintain R1 zoning for Carlyle Court
• Concept A & C create roads against existing neighborhoods
• Concept B is similar to 10 lot PD plan
• Calais believes that a 10 lot PD is a better finished product than an 81ot R1
plan
Carlyle Court - Existing R1 Zoning Concept
• No design review and approval by town
• Composition roofing could be used to reduce home cost/value
• Brick, stucco and siding exteriors could be used to reduce home cost/value
• Non wood windows could be used by customers to reduce home cost/value
• No architectural review by the town to ensure acceptable designs
• No dedicated park and open space - all land allocated within the 8 lots
• Pond in back of property would likely become a detention area versus a full pond
• Front pond would likely go away with rerouted drainage
• Unlikely to connect trails from Carlyle Court to existing Westlake trail system
• No donation to the Westlake Academy
• Homes would be just as close to neighbors vs PD proposal under concept B
• Neighbors could have a road in their back yard under concept A or C

• Calais will be the exclusive builder in Carlyle Court - under PD zoning only
• PD approach better supports and enhances the new Town of Westlake vision
