J. Minyard, Member The meeting of the Planning and Zoning Commission was called to order at 6:15 p.m. by Chairperson Charla Bradshaw. Richard Myers of Realty Capital Corporation was recognized and addressed the points made in the November 6 letter from Ernest Hedgcoth to Realty Capital Corporation. A. Twenty -foot roadway and radius of cul-de-sac. A twenty -foot roadway rather than a twentv-two foot roadway will save trees. The tr: ffir n the erreer W;11'}tP very light. The radius of the cul-de-sac will be sufficient for emergency vehicles and school buses. B. Legal description. Already submitted. C. Updated survey. Will submit with final plat. D. Water source. City of Keller. E. Drainage easement between lots 12 and 13. Will show on final plat. F. Sewer plant information. The system is an aerobic system approved by the State of Texas. There will be an individual system for each house with oversized tanks and alarms for malfunction. The Home Owners Association will contract for maintenance on all systems. G. Landscape easement, specifically north and south side. The developer will replace trees cut down for the roadway by planting trees in these areas. The developer will submit a planting plan with the final plat. H. Construction plans for roadway and drainage. Will submit with final plat. Charla Bradshaw voiced concerns about any planned fencing. Mr. Myers said no wooden fences would be allowed. The requirement for fences is stili, under discussion. Fence specifications will be submitted with the final plat. Charla Bradshaw then asked for questions and comments from the floor. Warren Huddleston, whose mother, Erica Huddleston, owns property south of The Estates, asked what effect this development would have to the south, as to drainage, fences, etc. Mr. Myers said there would be only slight drainage to the south, and a 20 -foot landscape buffer will be required between any fence and the property line. No trees may be cut within this buffer zone. Motion by Randy Loftis, seconded by Charla Bradshaw, to recommend approval of the preliminary plat by the Town of Aldermen, subject to the above comments. The motion carried unanimously. No other business was brought before the Planning and Zoning Commission.
