Connie White, Jim Rice and Tracy Kunkel/Trophy Club Residents and B.J. Minyard and Scott Bradley west Lake Planning and Zoning Committee* A114attend mere given a packet of indormation which included a copy of West Lake's Ordnance 80, A traffic impact study reguarding the increase in traffic resulting from the proposed development along Indian Creek Drive, A letter from Independant American Group, President, Jack Gaubert, in regards to the construction of Trophy Mood Drive, and a letter from Nelson Engineering Corp. 4pn the proposed reduction of the density in the developments, The Greens and Trophy Club Plantation. Initially, Mr. Nelson proposed to reduce the Trophy Club Plantation from 180 units to 158 by making the 11 units along the highway duplexes instead of fourplexes. The developer consented to a 50 ft. easment along the highway. After much discussion Wr. Nelson agreed to eliminate all -together the 11 units along the highway. This brings the total number of units to 114. the developer will he allowed to have a variance in the side yard distance, not to be less than 10 ft. The 50 ft. strip will be called a public access and easmente There will also be a document for closing off the Indian Creek access when highway 111E is completed. Mr. Bradley recommended approval of this development with the above changes. The document for the closing of the access to Indian Creek will also call for landscaping to prevent access. Mr. Brgdley asked for 0 file plate. Mr. Bradley also stated that the granting of the variance in the Plantantation did not not • precedent for any other variance in other developments. The Greens density was reduced from 192 units to 176 units, by taking off the units on each end of the development. One on the corner of the east and west sides along the highway. This plat had a preliminary approval, but Mr. Rice suggest that Mro Bradley study the plat further. He felt that so much time was spent on the Plantation that hots enought time had been spent studying the Greens. Mr. Rice requested some information on other developments done by both developers in the past. Mr. Nelson will provide him with this information.
